wantspacegotspace.co.uk - Ericsson signs new 7,350 sq ft agreement at Hemel One, Hemel HempsteadRO Developments has completed a new licence agreement with telecommunications giant Ericsson, on the ground floor of its Hemel One office building on Boundary Way, Hemel Hempstead, Hertfordshire.

Ericsson is moving from Hemel One’s third floor, to take 7,350 sq ft on the ground floor of the building from July 2013, as part of a new three year licence agreement. RO will fit-out the space with 88 desks, pedestals and chairs along with meeting rooms and tables. The licence fee includes rent rates, service charge, insurance and utilities.

Ericsson has been an occupier at Hemel One for three years. However, instead of a traditional lease, the company has had a licence agreement with RO Developments. This essentially involved RO acting as a flexible office provider, responsible for everything from desks to cleaning and disposables.
Hemel One comprises circa 90,000 sq ft over four floors and provides high quality, air-conditioned office space with large open plan floor plates that are split into various size suites. It also has exceptional amenities including a restaurant, UPS, generator, 24-hour security and very generous car parking, which has attracted the Tenants to the building.

Richard Bourne of RO Developments said: “We’re pleased that Ericsson has decided to commit to remaining at Hemel One. We are always prepared to offer flexible terms and seek solutions that suit our tenants. Companies are increasingly requiring agreements that are different to traditional leases and tailored to their requirements.”

Located in Hemel Hempstead’s prime Maylands Business Area, within 1 mile of the M1 motorway, the building has attracted a host of occupiers including Kodak, KCom, BP, Asustek UK Limited, Wipro, Lorica Consulting, Transcend, Five Go Live and Vokhus.
