Indigo House welcomes Dewhirst Clothing to Durham

wantspacegotspace.co.uk - Indigo House welcomes Dewhirst Clothing to DurhamBNP Paribas Real Estate, the leading property adviser, acting on behalf of Indigo Software, has let 5,000 sq ft of the ground floor of Indigo House, Belmont Business Park, Durham, to Dewhirst Clothing, industry leaders in fashion design, sourcing and manufacturing.

As part of the deal, BNP Paribas Real Estate tendered and project managed a full refurbishment and fit out of the office space for the Landlord.

Indigo House is positioned at the front of Belmont Business Park which is located approximately 1.8 miles North East of Durham City Centre. Other occupiers within the business park include Giles Insurance Brokers, Portland Group, NHS Durham Primary Care Trust and Home Housing.

Director of Newcastle office agency at BNP Paribas Real Estate, Aidan Baker, said: “When there are a limited number of occupiers in the market and substantial competition, introducing new space to the market to be fully refurbished will always significantly increase the probability of securing a tenant quickly.

“It was great to work with a landlord who proactively seeks to offer space best suited to potential occupiers – in this case by providing newly refurbished space that was finished to a very high standard.

Another positive aspect of the project was timing and the minimising of the landlord’s void costs, as the previous tenant’s lease only expired a week before the new letting with Dewhirst Clothing was secured,” added Baker.

Bill Ginn, Finance Director at Indigo Software, commented: “We were delighted that a tenant of such high calibre was identified so quickly for the vacant space. The refurbishment was delivered with minimal disruption within a strict timetable and most importantly to budget, a good result in an otherwise challenging market.”

Paul Wharton, surveyor in BNP Paribas Real Estate’s Newcastle building consultancy team, added: “Working closely with our client, allowed us to refurbish the space to an appropriate specification demanded in the market, delivering the works within the set budget and timescale. Furthermore with the occupier identified prior to the commencement of works the refurbishment was then bespoke to the occupier’s exact needs saving time and fit out expense.”
