wantspacegotspace.co.uk - LCP invests in new development in West Midlands as market confidence improvesA Black Country based property company has shown its confidence in an improving market by investing in a speculative development at its flagship business estate.

London and Cambridge Properties Ltd (LCP), will start the £1.5 million development in the spring.
The Courtyard scheme on the Pensnett Estate, Kingswinford, is expected to be completed in the autumn.

The 21,000 sq ft development of warehouse and industrial units will be built in three blocks on the site of the former Pensnett House. The biggest one will offer six units each of 1,500 sq ft and there will also be units of 3,000 sq ft available.

Andrew Preston, LCP’s industrial property manager, said: “The project is our first speculative development for some years and demonstrates our confidence in the market.

“It has been a tough time for the commercial property industry generally but we are seeing signs of improvement in our West Midlands portfolio. Interest in our properties is better than it has been in the last two years and hopefully the economic outlook will continue to improve.”

LCP, which is based at Pensnett, let more than 325,000 sq ft of offices and industrial property in the West Midlands last year and already has approximately 180,000 sq ft under offer this month.
It has met challenging market conditions by continuing to offer quality, flexible accommodation for a range of businesses, from industrial units and warehouses to offices and starter units for new businesses.

Successful lettings in 2012 included Helix, the century-old stationery company, which took 34,823 sq ft at Vantage Point on Pensnett to establish its new HQ. The IBP Group, which includes Conex Bӓnninger, a market leading plumbing fittings company, relocated its head offices and UK distribution centre to 57,916 sq ft at Vantage Point. LCP carried out a £500,000 upgrading programme to meet its needs.
