wantspacegotspace.co.uk - Nurton Kicks off New Year with Elite industrial space dealBirmingham-based Nurton Developments has completed a quick-fire deal with the Shropshire company which helped give Britain a safe and successful Olympics.

Elite Precast Concrete has just taken six units at Telford's Halesfield 9 industrial estate, accounting for just over 26,000 sq ft of manufacturing, workshop and office space.

The deal, put together by Nurton's Telford-based agents Andrew Dixon & Co, also includes 1.5 acres of concreted yard where the business will store its finished products - concrete blocks.

Dixon's senior surveyor, Alex Smith, says negotiations were completed in record time because of Elite's no-nonsense approach to negotiations.

"They didn't come in asking for rent-free periods, or other incentives, as is usually the case at the moment," he recalls.

"They signed a five-year 'stepped' deal, with agreed rent increases each year. We were happy, so was Nurton and so was Elite. I wish all negotiations were as simple."

Elite, which began trading five years ago this month, specialises in precast concrete blocks for a wide range of innovative uses.

It supplied specially-cast counterweights to keep 30 kilometres of perimeter and crowd control fencing in place at the Olympic Stadium, and all other sporting and fan venues during the 2012 games, including Old Trafford, Cardiff's Millennium Stadium and Glasgow's Hampden Park.

The blocks supplied under the £1m-plus contract weighed up to 1.6 tonnes, meaning a busy period for the local haulier brought in by Elite to transport them to the various sites.   

"I'd give them a medal myself," admitted Nurton's development director, Rupert Young. "They've been great tenants since they took their first space from us at Halesfield, and the latest negotiations were just what we expected from them, very straightforward.

"The six units had only been vacant for several months, but there'd already been interest before Elite approached us, which is a good sign of the buoyancy in the region's industrial market."
Nurton currently has a further 80,000sq ft under offer and about to be transacted on industrial units in the Cannock and Smethick area.
