Yet it’s not all doom and gloom as pockets of development are emerging throughout South Wales with commercial property consultants Lambert Smith Hampton (LSH) instrumental in driving the growth.

We talk to Dave Blyth of LSH’s agency team about this new wave of retail confidence and the “pop in” schemes that could be coming to a neighbourhood near you.

“We’re experiencing a strong demand from retailers looking for small retail schemes located in suburban areas or within neighbourhood parades,” comments Blyth.  

Consumers are spoilt for choice when it comes to when and where to shop with a wide range of options from the High Street to huge out of town developments. Yet according to Blyth, convenience and a ‘pop in’ culture are behind the recent trend for small clusters of retailers attracted to new schemes within residential areas.

“As is typical with most new developments, it all starts with the anchor tenant,” he explains.  “Securing a national name brings covenant strength, attracts footfall and gives the developer confidence that other national brands and independents may follow.”

This is certainly the case in Cardiff and Swansea where two very different developments are performing well and where LSH believe the combination of convenience, new build and good parking is behind the growth.

In Portmead Swansea, One Stop Local, the national convenience supermarket brand which has 600 stores throughout England and Wales, will open a 2,500 sq ft unit located on Pentregethin Road.  Jenkins Bakery has also committed to a 1200 sq ft unit next door.
