The Hargreaves Group to invest in the recently acquired Winchester Trade Park

The Hargreaves Group to invest in the recently acquired Winchester Trade ParkFamily-owned commercial and residential property development company, The Hargreaves Group, recently acquired Winchester Trade Park - one of the premier trade estates on the South Coast. Recognising that the estate had been neglected by its previous owners, Hargeaves has put together a programme of improvement works to be undertaken in 2012.

There is currently one available unit of 3,025 sq ft at the scheme, unit 5, and Hargreaves hopes its investment in the site will attract a similar calibre tenant to those that are already in occupation. The current tenant mix includes Plumbase, City Electrical Factors, Grahams Plumbing & Heating Supplies, Elliot Tool Hire, Topps Tiles, Sally Hair and Beauty and the recently opened Bathstore.

The unit is being marketed on a joint agency basis by national commercial property consultancy, Lambert Smith Hampton (LSH), and Vail Williams. Elise Evans, Surveyor in LSH’s South Coast Industrial & Logistics Agency team, commented: “With the estate being so well located just off junction 9 of the M27, adjacent to Tesco, and on the main route into Winchester city centre, the site has the ability to attract good quality tenants. Combined with the works to be carried out on the estate, we are confident of securing both national and local occupier enquiries.”

Also acting on behalf of Hargreaves, LSH recently secured two pre-let agreements at Hamilton Business Park in Hedge End, signing Magnet and GeoPost to the scheme. In addition, the team fully let Southampton Trade Park within 12 months from commencement of marketing. Elise concluded: “There is certainly demand for industrial and warehouse space on the South Coast, but with occupiers seeking quality space into which they can expand, it’s imperative that owners take a proactive approach to refurbishing secondary stock until the appetite for speculative development returns.”
