Third letting in a year for Cardiff’s Trafalgar House

wantspacegotspace.co.uk - Third letting in a year for Cardiff’s Trafalgar HouseFollowing a £1m refurbishment Trafalgar House, in Cardiff, has attracted a further letting.

The latest deal sees Save Britain Money – which has its headquarters in Swansea and is forecasting to achieve a £100m turnover in five years – taking 9,000 sq ft.

The building is owned by Praxis Real Estate Management (PREM), the UK-based asset management arm of Isle of Man investor PRAXIS (Holdings).

Anna Main, asset manager at PREM, said: “The refurbishment investment fully justified by this letting, which is one of the biggest in Cardiff this year. The improvements mean that, as well as tenants benefiting from an excellent working environment, running costs will decrease and the building will be more environmentally friendly.”

Owen Young, partner at joint letting agent Alder King, said: “This is the third letting in just over a year at Trafalgar House, which is a good performance in this market.

“The landlord’s commitment to upgrade the building is an object lesson in how to position an asset in the market in order to maximise its chance of lettings success.”

Only two suites now remain available to let: 3,321sq ft on the ground floor and 4,500sq ft on the fourth floor.

DTZ, a UGL company, acquired the space on behalf of Save Britain Money Group.

Alex Easton of DTZ’s office agency team in Cardiff, said: “We are delighted to have assisted Save Britain Money with their relocation plans within the city. Working closely with NES and, following an exhaustive search of accommodation within the city centre, Trafalgar House came out as a clear option.”

Save Britain Money consists of seven companies providing a range of money-saving services to consumers including: energy efficiency surveys and installation, renewable energy advice, payment protection insurance claims management, online and telephone fuel switching and debt management plans.

Its Cardiff operation has been recruiting steadily and now has a headcount of 250 – but will reach 500 by the end of the year. Its increase in staff is being driven by its involvement in the UK Government’s Green Deal initiative, where consumers will be able to borrow money to carry out energy improvements in the home such as installing new boilers.

“DTZ was able to accurately interpret the brief and quickly found us ideal office space in Trafalgar House. I am confident that these high quality offices will offer an excellent working environment for our staff and support the next stage of our growth strategy.”
