wantspacegotspace.co.uk - Topland push forward with new leasing campaign on Capital Tower, CardiffFollowing Topland’s acquisition of the landmark Capital Tower building in Cardiff city centre, the company has now appointed leasing agents Knight Frank and Fletcher Morgan to market the building.

Located in the heart of Cardiff city centre the building sits within the core office and leisure district neighbouring the Hilton Hotel and close to the Millennium Stadium, Cardiff University and St David’s
Shopping Centre.

The high profile 25 storey building provides panoramic views of the city and beyond,as well as an accessible location and flexible open plan floor plates. The building is 124,000 sq ft in total and is the tallest commercial building in South Wales. Topland recently acquired the building along with neighbouring Friary House (69,000 sq ft) in one of the most notable property deals this year when they bought the investment for £12.35 million.

Steve Pope of Topland commented: “The acquisition of Capital Tower and Friary House forms part of our programme of investing in high yielding multi let assts that offer asset management opportunities and long term potential. Topland have acquired £165 million over the last 18 months with acquisitions including similar properties at Cobalt Square in Birmingham and Whitefriars in Bristol. The opportunity to lease the 12,500 sq ft vacant space within Capital Tower in good quality, small flexible floor plates is exciting and we look forward to working closely with Admiral Insurance, the principal occupier in both buildings over the coming years”.

Mark Sutton of Knight Frank commented: “The general demand from office occupiers is for good quality, city centre stock that represents good value for money. We are very excited about the opportunity to work on this project as we consider that the space will be a good fit for the market. The location of the building is exceptionally good and the fact that we are able to offer space from 1,000 sq ft upwards with good car parking is a real benefit. Given the diminishing stock of good quality offices in Cardiff the space should be well placed to capture footloose occupiers.
