wantspacegotspace.co.uk - Trade Counter take up for Innes EnglandRecommending speculative refurbishment works to an industrial unit on Nottingham’s Lenton Lane Industrial Estate has resulted in commercial property agent Innes England securing a letting to Brammer UK Ltd.

The 5,000 sq ft unit on Finch Close had attracted high volumes of interest but Innes England helped the landlord secure the best possible terms after advising that extensive refurbishment works be carried out.

Once speculative refurbishment to improve the building was complete, a suitable tenant was identified within a matter of weeks – with the agent reporting strong levels of interest from several national trade counter operators.

Brammer UK Ltd is Europe’s leading specialist distributor of industrial maintenance repair and overhaul (MRO) products. In the UK, it operates from more than 90 sales and service centres nationwide.

Geraldine Hunt of Brammer said: “Innes England identified a property that was in a prominent location and suitable in size to allow for future growth.  Once the property was identified they helped to facilitate the smooth letting.  This property is one of the first new locations in the UK for joint operations for Brammer and industrial tools, maintenance and health & safety product distributor Buck & Hickman, which is also part of the Brammer Group.”

Scott Osborne of Innes England, who handled negotiations on behalf of the landlord, said: “When the property was first brought to market we quickly realised that undertaking speculative refurbishment would make it much more attractive to prospective tenants.

“The landlord agreed and within a matter of weeks of the works being completed we had several interested parties bidding for the unit which, I’m delighted to say, concluded with a deal being done with Brammer.”

Scott added: “In today’s market, the supply of good quality units is low, so when good quality stock does become available we are confident of being able to secure a letting to a tenant of a similar calibre to Brammer.

“Although there is demand in the market place, a lack of quality industrial units is the limiting factor, so taking measures to improve premises can result in a much more positive outcome. I’m thrilled with the result”.
